Notifications For Registered Offers


Option 1:

To help ease the process of a multiple offer situation please be mindful of the following:

Offer Presentation Timeline:
 
The presentation will be (insert date here),  starting promptly at (enter time here) register by (enter the time here) Our clients are working with us remotely and are available and accessible to finalize the sale this evening.
 
Our team will be aiming to complete the process by (insert time here) We encourage you to present your strongest offer, as there may not be an opportunity to improve at a later stage. The seller reserves the right to take the strongest offer on the first round, so please be mindful that a second opportunity is not guaranteed. 
 
We do not expect to register an offer ourselves at this juncture and if we do, we do not use any collateral agreements with our listings -- our client chooses their best offer, irrespective of who tendered it. In the event one of our office agents registers an offer, all agents with registered offers shall be notified promptly. 

Option 2:

Please email your signed 801 and/or offer documents by 5 p.m. on ______ to  [email protected] and also text me you have sent the form at 416-xxx-xxxx.

Please be aware we cannot register your offer without a signed 801 OR your complete and signed offer.  Our office staff will not be disclosing the number of offers.   We will keep those agents with registered offers in the loop by emailing or texting to help ensure full disclosure in the event more than one offer has been registered simultaneously.

We politely ask for your commitment to our clients' schedule in this regard with the reminder that we will be moving at a rapid and decisive pace this evening.

Option 3:

Kindly ensure you and your clients are available throughout the early evening, in case we need to reach you regarding your offer and to provide you with updates.

Option 4:

If your clients are interested in submitting an offer tomorrow (insert date here), please carefully review the instructions below:

  • Offer registration deadline: 5:00 pm with Form 801 emailed to [email protected]

  • Please text me at 416-xxx-xxxx if you want an update following your registration with Form 801.

  • Please email offers, including Schedule B in One PDF Package to [email protected] by 6:00 pm sharp.

  • Schedule B has been updated, please download the NEW SCHEDULE B from the MLS listing (MLS#)

Offer Details:

  • Irrevocable: XXXXX

  • A 30 day closing is preferred, but we are flexible.

  • A 5% minimum certified deposit to be submitted ‘herewith’ is requested and please include a photocopy of the certified deposit cheque with your offer package if possible.

  • Certified Deposit Cheque payable to: Sutton Group Realty Systems Inc.

  • Hot Water Tank is a Rental.

  • There is no survey.

Offer Protocol:

  • Offer details to be reviewed by Seller’s Solicitor and 3 Power’s of Attorney.

  • Our intention is for all Buyers to have an equal and fair opportunity to purchase this home.

  • Please submit your highest and best offer.

  • Should any offers be exceptionally close in the offer price, we may give the opportunity to those specific Buyers to re-submit, but there is no guarantee.

  • As per the MLS listing, we are very grateful for all your hard work, and the full 2.5% + HST is the co-operating brokerage’s commission.  Please do not include any commission reduction on the Confirmation of Co-Operation and Representation.  If you are considering a commission reduction to assist your Buyer, we kindly request you deal with this separately.
